Residential Inspection

During the in-depth residential home inspection, I will do a visual evaluation of the property’s readily accessible areas. Even if the roof is too steeply pitched or too tall to safely access, as an F.A.A. certified commercial drone pilot, I will use a camera-equipped Unmanned Aircraft System (UAS) to inspect it. The drone takes 4K video and pictures, which will be included in your report.

Radon Testing

You cannot see, smell or taste radon, but it still may be a problem in a home.  When you breathe air containing radon, you increase your risk of getting lung cancer. In fact, the Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today.  If you smoke and your home has high radon levels, your risk of lung cancer is especially high. Testing is the only way to find out a home's radon levels. The EPA recommends that you know what the indoor radon level is in any home you are considering buying. I am an InterNACHI certified Radon Inspector and can offer testing as a stand-alone service or in conjunction with your home inspection!

Mold Testing

When a mildewy smell is present in a home or visible microbial growth is present, conducting Indoor air quality testing or collecting surface samples of the growth will give you the information needed to determine if the growth or smell is actually mold. Thermal Image Testing

Thermal imaging finds problems unseen by the naked eye that may otherwise lead to major problems down the road. While a naked eye can see where a problem may be, a thermal camera can see exactly where the problems are, and can be a big advantage for new home buyers. Home buyers can use thermal to either counter-offer on a home or decide not to buy it. It is also a great idea for owners to have a thermal scan of the home before selling so that they can find and fix any serious problems.

Pre-Listing Inspection

Eventually, you may want to sell your home. Your buyers are
going to conduct an inspection. It is a good idea to know in advance what they are going to
find by having your own inspection performed first. This helps in many ways, such as:

  • It allows you to see your home through the eyes of a critical and neutral third party.
  • It alerts you to immediate safety issues before agents and visitors tour your home.
  • It may alert you to items of immediate concern, such as radon gas or active termite infestation.

 

It also permits you to make repairs ahead of time so that:

  • Defects won't become negotiating stumbling blocks.
  • There is no delay in obtaining the Use and Occupancy Permit.
  • You have the time to get reasonably priced contractors or (if you are qualified) make the repairs yourself.
  • It helps you to price your home realistically.
  • It may relieve prospects' concerns and suspicions.
  • It may encourage the buyer to waive his/her inspection contingency.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement.

Home Maintenance Inspection

A home maintenance checkup is an inspection that is intended to assist in evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection, and not the prediction of future conditions. Every home should be inspected each year.

11th Month Warranty Inspections

Protect your dream home with an 11th Month Warranty Inspection. Most builders offer a one-year warranty on a new home. I will come out during the 11th month and perform a full home inspection before the builder’s warranty expires.

My non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following my inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his/her subcontractors to their warranties while they are still in force.
